Construction System

The building incorporates a mix of wood framing, poured concrete foundation, and varied exterior wall systems including aluminum composite panels, veneer face brick, horizontal steel siding, and curtain wall glazing. Insulated partitions and a steel-supported structure were used where needed, with wall types designed to meet fire-resistance ratings.

Concept in Brief

The renovation and addition aimed to modernize and expand an existing structure for improved functionality, accessibility, and visual presence. The use of different materials such as metal panels, glass, and textured brick created a balance of contemporary and durable finishes appropriate for a commercial facility. Interior spaces were designed for flexibility and collaboration.

Task

I was responsible for designing and drafting the full permit set, including floor plans, elevations, wall sections, and construction details for a two-storey office building renovation and addition. My role included coordinating the layout for accessibility, circulation, and egress, as well as selecting appropriate wall assemblies and verifying compliance with the Ontario Building Code.

Accomplishments

Successfully developed a complete and code-compliant drawing package for permit submission. Demonstrated proficiency in producing detailed architectural drawings and applying code knowledge to real-world design and construction documentation.

Ground Floor: 2,214 m², Second Floor: 612 m². Total Gross Building Area: 2,826 m² 

Construction System

The structure features a non-combustible steel-framed system with a reinforced poured concrete foundation. The building envelope includes multiple wall types such as insulated curtain wall glazing, EIFS, aluminum composite panels, face brick veneer, and horizontal steel siding. Interior partitions use metal stud framing with gypsum board and acoustic insulation, designed to meet required fire-resistance ratings.

Concept in Brief

The building was designed for a toy manufacturing company and includes clearly defined zones for production, shipping, and administration. Attention was given to flow efficiency, staff accessibility, and modern exterior expression while meeting stringent industrial code requirements and barrier-free standards.

Task

I prepared the full architectural drawing set for permit submission, including floor plans, elevations, sections, and wall details. Responsibilities included fire-rated wall selection, designing for efficient workflow, integrating accessibility features, and verifying compliance with OBC Part 3 (Industrial Group F3 classification).

Accomplishments

Delivered a detailed, OBC-compliant drawing package supporting both industrial operations and administrative needs. Applied technical design skills to manage fire separation, barrier-free access, and spatial organization, ensuring readiness for municipal approval and construction.
